Wren Letting offer 4 standard levels of service and each package is designed to meet the different needs of our Landlord clients. Wren can also arrange a bespoke package that meets the specific needs of an individual Landlord. If you would like a bespoke service, please do ask a member of the team!

A brief overview of our services can be found below.

  Bronze Service

For Landlords who are willing to self manage their property. Our services include:

  • We will arrange to provide a guide on the rental price of the Property, usually by visiting
  • Marketing and advertising your property from our office in Southbourne & Christchurch - We will use various online sites such as Rightmove.co.uk, onthemarket.com and Wrenletting.co.uk. We will undertake viewings with prospective Tenants either using the keys supplied by the Landlord or in co-ordination with the current occupier. All viewings will be accompanied by the Agent unless agreed otherwise
  • Comprehensive referencing - Our referencing partner will undertake checks that include Employer, Landlord, Company & Credit
  • An up to date and compliant Tenancy agreement
  • Arrange for the legally required checking and paperwork for the Property. This will include a gas safety certificate if applicable and not supplied by the Landlord (but not on an annual basis)
  • Collection of first months’ rent and deposit and accounting to the Landlord(s) or Accountant
  • Checking the Tenant(s) in to their new home
  • Provide a professional Inventory & Schedule of Plight & Condition *
  • Rent Protection*
  • Energy performance certificate*

We will find you a Tenant(s), carry out comprehensive referencing and initialise the Tenancy on your behalf. We can also introduce the following additional services: Property building/contents insurance policies.

Our fee for the Bronze service is £425.00 inclusive of VAT at the prevailing rate

  Silver Service

For Landlords who are willing to manage any day-to-day eventualities, but wish for us to manage the financial element. Our service includes:

  • We will arrange to provide a guide on the rental price of the Property, usually by visiting
  • Marketing and advertising your property from our office in Southbourne & Christchurch - We will use various online sites such as Rightmove.co.uk, onthemarket.com and Wrenletting.co.uk. We will undertake viewings with prospective Tenants either using the keys supplied by the Landlord or in co-ordination with the current occupier. All viewings will be accompanied by the Agent unless agreed otherwise
  • Comprehensive referencing - Our referencing partner will undertake checks that include Employer, Landlord, Company & Credit
  • An up to date and compliant Tenancy agreement
  • Arrange for the legally required checking and paperwork for the Property. This will include a gas safety certificate if applicable and not supplied by the Landlord (but not on an annual basis)

We will collect rent on your behalf and account to you on a monthly basis via our BACS system, as well as send you an itemised statement.

Our fee for the Silver service is 6% plus VAT at the prevailing rate (7.2% inc VAT) of the monthly rent and is payable for the total duration of the tenants stay in the property. A one off Letting fee of £180.00 inclusive of VAT applies.

  Gold Service

For Landlords who wish us to fully manage their property. This includes controlling the financial element and attending to the day to day eventualities. Our service includes:

  • We will arrange to provide a guide on the rental price of the Property, usually by visiting
  • Marketing and advertising your property from our office in Southbourne & Christchurch - We will use various online sites such as Rightmove.co.uk, onthemarket.com and Wrenletting.co.uk. We will undertake viewings with prospective Tenants either using the keys supplied by the Landlord or in co-ordination with the current occupier. All viewings will be accompanied by the Agent unless agreed otherwise
  • Comprehensive referencing - Our referencing partner will undertake checks that include Employer, Landlord, Company & Credit
  • An up to date and compliant Tenancy agreement
  • Arrange for the legally required checking and paperwork for the Property. This will include a gas safety certificate if applicable and not supplied by the Landlord

We will take care of almost every aspect of managing your property throughout the Tenancy, giving you total peace of mind.

Our fee for the Gold service is 8.5% plus VAT at the prevailing rate (10.2% inc VAT) of the monthly rent and is payable for the total duration of the tenants stay in the property. A one off Letting fee of £180.00 inclusive of VAT applies.

  Platinum Service

Our fee for the Platinum service is 10% plus VAT at the prevailing rate (12% inc VAT) of the monthly rent and is payable for the total duration of the tenants stay in the property. A one off Letting fee of £180.00 inclusive of VAT applies.

Inventory (fees vary) – an inventory is critical and is almost as important as the tenancy agreement itself. Without this, any claim for damage, decoration or the simply a light bulb, will fail

Rent protection – Sometimes through no fault of their own, Tenants’ personal circumstances change, affecting their ability to pay the rent. Therefore we advise taking out a policy that can be relied upon during the Tenancy. Please ask a member of the team for the schedule of cost. As part of our ‘Platinum service’ we include a 12 month policy with no excess, free of charge, renewed annually whilst you are a client of ours and we manage the property

Energy Performance Certificate (fees vary) - An Energy Performance Certificate is required for properties when constructed, sold or let. The Energy Performance Certificate provides details on the energy performance of the property and what you can do to improve it

Additional Charges

Professional hourly rate - £60.00 (inc VAT) Charged by the Agent when required to carry out any additional services

Tenancy Renewal fee - £90.00 (inc VAT)

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above
